There were positive signs coming up in the Maplewood real estate market this summer. As school began in September sales slowed but the impact was already felt. The 117 residential homes that sold between June and September just beat the 114 sold in the same timeframe last year. But there was a clear winner in the average sales price between 2012 and 2011, with $509,640 as the price for this year and $478,150 last year.
Some homes, like the ones listed below, were able to achieve a sales price higher than its final asking price:
- 42 Kensington Terrace sold in June for $541,000; $20,000 over list price.
- 17-19 Claremont Avenue sold in July for $610,000; $21,000 over list price.
- 5 Warner Rd, Maplewood, sold in August for $780,000; $30,000 over list price.
- 164 Garfield Place, Maplewood, sold in September for $379,000; $21,000 over list price.
There's still a ways to go but this summer was at least a foundation set in the right direction.
