Station House Rising in Maplewood

New luxury rentals are taking shape where old police station stood.


The Station House, a 50-unit luxury apartment complex on the grounds of the former Maplewood Police Station, won't be ready for occupancy until June at the earliest -- but it is already attracting a great deal of interest.

"We have about 80 people who said they are interested in pre-leasing," said 
the building's listing agent, Allison Ziefert of Keller-Williams Midtown Direct Realty. Ziefert said she will begin accepting deposits in March from people who want to tour a unit.

Ziefert said she is receiving several calls a day from people interested in the building "as people see it go up." 

The complex will house 12 2-bed/2-bath apartments that will rent for between $3,100-3,500, and 38 1-bed/1-bath units for $2,100-2,400. The building will be LEED-certified (Leadership in Energy and Environmental Design, a voluntary program that provides third-party verification of green buildings), with a mix of green and sustainable products and energy efficient fixtures and appliances.

The complex, located at 125 Dunnell Road, will have a second-floor fitness center and will be pet-friendly, said Ziefert. Tenant parking will be located underneath and behind the building, with one spot per unit and a few extra spots for tenants with two cars. Parking will include a fee. Street parking will remain open to the public.

The Station House's developer and manager is J. G. Petrucci, Co.

The complex broke ground in August after nearly a decade of .  

Prospective renters include people looking to move out of New York City who aren't ready to buy, as well as local residents who want to downsize. "It's a cool mix of people," said Ziefert.

"There's no (comparable) product on the market in Maplewood right now," she said. "In the sheer number of apartments available in the building, it is meeting a need that is unmet."

Also coming to the Maplewood rental scene is Maplewood Commons, a 124-unit four-story complex at 92 Burnett Avenue off Springfield Avenue, which will be ready for occupancy this summer.

I highly doubt a childless NYC professional couple will rent a two-bedroom apartment for $3,000/month. More likely, the larger units will be rented by families with school-aged children, and the PILOTs given, which deprived the schools of any funding, will hurt the rest of us.

80 people "interested"? If it were successful, they'd have 100% signed leases already. have you seen the vacancy rates in general for rentals?

Carolyn, Allison claimed to have more people interested in leasing than she had apartments to lease, so you wrote a "feel good" story around that. Turns out she embellished and is using your story in place of paying for an ad. Can you please ban her from posting? Thank you.
