Daibes Site Plan Carried Until January

The developer for the parcel across from Walgreens and the new police headquarters will finish presenting its site plan to the Planning Board on January 10.

The next big thing on Springfield Avenue is looking for site plan approval from the Maplewood Planning Board on January 10, 2012.

Daibes Gas 14 LLC, a subsidiary of Daibes Enterprises of Edgewater, went before the Maplewood Planning Board last night, Nov. 9, seeking approval for a mixed-use residential and commercial development on the southeast corner of Springfield and Burnett avenues, across from the new police station and municipal court building.

However, according to Planning Board Secretary Adele Lewis, Daibes and the Board agreed to carry the review to the January Planning Board meeting due to the lateness of the meeting (at 10:30 p.m., Daibes still had another witness to testify). Daibes' representatives had a conflict on the date of the December Planning Board meeting.

Lewis said that Daibes may make some adjustments to its plan due to preliminary feedback from the Planning Board. Those changes would need to be filed 10 days prior to the January meeting.

Daibes' plans for the site of the old Shell gas station call for a two-floor development with 5,275-square-feet of retail space on the first floor and six apartments on the second floor. The plan includes fifteen parking spaces in a lot behind the proposed building. It's a plan that has the basic support of the Springfield Avenue Partnership and .

Last week, the News-Record reported that Fred Daibes, the owner of Daibes Gas 14 LLC, was issued a $1.9 million fine by the state earlier this year. A spokesman for the state Department of Environmental Protection, claimed that Daibes completed several projects along the Hudson River in the Edgewater area without a state permit and “disregarding repeated demands for compliance.” The case is pending a court date.
